What you agree to by using this site, and what you agree to by buying a report.
Two documents sit alongside this one and you should read them together. The disclaimer says what our work is and what it is not. The privacy policy says what we collect. This page covers the rest.
Who these terms are with
Yokley Entitlement Services, LLC, a North Carolina limited liability company, at 1322 Champion Drive, Wake Forest, North Carolina 27587. “YES”, “we” and “us” mean that company. “You” means whoever is reading the site or buying from it. Using this site means you accept these terms. If you do not, the remedy is to stop using it.
What this site is
A description of our services and a body of analysis drawn from public records. Nothing on it is legal advice, engineering advice, an appraisal, or a promise about how any board will vote. Reading a page here does not make us your consultant, and sending us an enquiry does not either. The relationship starts when we both agree it has.
Buying a QuickCheck
QuickChecks are sold on this site without a negotiated contract, so this section is the whole agreement for one. There are two.

Each covers one parcel or one assemblage and is delivered as a written report within two business days. The clock starts when we have the parcel identifier and enough of a question to answer, not when the payment clears, and if we need something from you to start we will ask on the same day.
Payment is taken by Stripe on a page Stripe hosts. Prices are in United States dollars and exclude any tax that applies to you.
Refunds
Once a report is delivered it is not refundable. It is research, the work is done by then, and a conclusion you did not want is still the conclusion.
If we cannot produce it, you get all of your money back. That covers the cases where the record is not there to work with: no usable public data for the jurisdiction, a parcel we cannot reliably identify, or a question outside what a QuickCheck can answer. We will tell you and refund in full within 48 hours. We would rather return $1,500 on day one than hand you a report that says very little at the end of the week.
What you may do with the report
Show it to the people in your deal. That is what it is for, and it is the entire point of the Broker QuickCheck. Buyers, sellers, lenders, investors, partners, your attorney, your engineer, your investment committee: hand it to any of them.
Two limits. Pass it on whole, as the document we delivered, with our name on it. Do not reproduce it, rebuild it into your own deliverable, or present the analysis as your own work. A report handed to a buyer is evidence because a third party wrote it, and stripping our name off it removes the only thing that made it worth $1,500.
You may not resell the report, publish it publicly, or use it for a different parcel or a different client. We keep ownership of our methods, templates, databases and analytical tools, and of everything we derive from public records, and nothing here restricts our use of any of that on other work.
When a signed agreement governs instead
Consulting engagements run on a signed Professional Services Agreement with an estimate attached. Where you have one, it governs that work and this page does not change it. This section of this page applies only to a QuickCheck bought here with nothing signed.
Insights, briefs and the Library
The analysis we publish here is free to read, free to quote and free to cite, including by an automated system. We would rather be the source than be hidden. Two conditions: attribute it to Yokley Entitlement Services with a link to the page, and do not present it as your own work or republish a whole piece as if you wrote it. Checklists and guides from the Library carry the same rule, and you may use them on your own projects.
Underlying public records belong to nobody. Our reading of them is ours.
Using the site
Do not attempt to break, overload or gain unauthorised access to the site or anything connected to it, do not use it to send anything unlawful, and do not impersonate us or imply we endorse something we do not. The YES name and wordmark are ours and may not be used without permission, except to attribute something you are quoting.
Links to other sites
We link constantly to municipal sites, county GIS viewers and agency documents, because that is where the record lives. We do not control those sites, and a link is not an endorsement.
What we are responsible for, and what we are not
Everything in the disclaimer applies here, in particular that we do not guarantee any approval, any schedule, any yield, or any financial result.
Our total liability to you for any claim arising out of the site or a report is limited to what you actually paid us for it. Neither of us is liable to the other for indirect, incidental, special, consequential or exemplary damages, including lost profits, lost opportunity, damage to business reputation, business interruption or financing charges. Any claim has to be brought within one year of the act or omission it arises from, or it is waived.
The site and everything free on it are provided as they are, without warranty.
If something goes wrong
Tell us first and give us a reasonable chance to fix it. If that does not resolve it, both sides go to non-binding mediation before anyone files anything, with a mediator we agree on. If mediation has not resolved it within sixty days of being requested, either of us can go to court.
These terms are governed by North Carolina law, without regard to conflict of law rules, and the courts of Wake County, North Carolina are the venue.
The usual closing points
If a court strikes part of this page, the rest still stands. Not enforcing something once does not mean giving it up. You cannot assign these terms without our written consent. Together with the disclaimer and the privacy policy, this is the whole agreement about the subject it covers, and it replaces anything said before it.
Changes
We can change this page. The date below changes with it. A purchase is governed by the version that was up when you bought.
